Newlands is a welcoming, single-storey apartment set on the first floor of a barn conversion on the Graythwaite Estate near Hawkshead in Cumbria. With two bedrooms including a king-size double with en-suite shower room and a twin, this cottage can sleep four people. There's also a separate bathroom, a kitchen and a sitting room with a dining area and a woodburner.

Outside there is ample off road parking plus a shared patio garden with furniture and a BBQ. With beautiful scenery to discover nearby and wonderful on-site facilities including an indoor pool and a large fly fishing lake, plus wonderful walks to be enjoyed, Newlands offers a memorable break away for you and your loved ones.

Bed linen and towels inc. in rent. Travel cot and highchair.

Ample off road parking. Shared patio with furniture and BBQ. Two well-behaved dogs welcome.

Shared use of estate grounds and facilities inc. indoor heated swimming pool, table tennis room (please bring your own racquets and balls). Sorry, no smoking.

Shops 4 miles, pubs 2 miles. Water from private supply, fed from freshwater lake. To avoid disappointment, we recommend booking Graythwaite Adventure in advance.

Graythwaite fishery is free for all guests and equipment can be hired locally, a small fee is applicable to keep your catch, rod fishing license required. Mobile phone signal may be limited due to the location of the property. Please Note: Property located above Ref 914055 and accessed by approx 16 external steps.

Please Note: This property has a £100 Good Housekeeping Bond. The swimming pool can be booked for 45 minute private sessions, All guests can pre-book up to a maximum of 3 swimming slots ( or 2 slots for short stays 2 and 3 nights ) 7 days prior to arrival by contacting estate@graythwaite.com (Please bring swim towels, as the towels provided are only for use in the property).
